What this result assumes

  • Most HELOCs have a variable rate. This calculator holds the rate you enter fixed for the whole loan, so run it again at a higher rate to see what a rise would do to the repayment payment.
  • The draw-period payment is interest only on the balance you enter, as if it were all drawn on day one. Lenders work out interest daily, so a real bill moves a little with the number of days in the month.
  • Some HELOCs ask for the whole balance at the end of the draw period instead of a repayment period. Check your agreement: this calculator assumes a repayment period.

Draw $50,000 at 8% and the interest-only payment is about $333 a month; repaid over 20 years, it becomes about $418, roughly $85 or 25% more. This HELOC payment calculator shows both payments, the increase in dollars and percent, and the interest you pay in each period at a fixed rate you choose.

Methodology

The two payments

During the draw period the minimum payment covers only the interest: the balance times one twelfth of the annual rate, rounded to the cent. Nothing goes to principal, which is the amount you borrowed, so you still owe the full amount when the draw period ends. From then on the balance is repaid in equal monthly payments over the repayment period, worked out the same way as the loan calculator, which also shows the effect of paying extra.

At the defaults, $50,000 at 8%, that is $333.33 a month while you draw and $418.22 a month for the 20 years after.

Why the jump happens and what moves it

The repayment payment adds principal to the interest, and all of the principal has to be cleared within the repayment period. In these examples a shorter repayment period makes the jump bigger: over 10 years the payment is $606.64, $273.31 more than the draw-period payment. A longer one makes it smaller but costs more interest: over 30 years the payment is $366.88, and the interest in the repayment period is $82,079.92 instead of $50,372.97.

If you want a fixed payment from the first month, the home equity loan calculator shows how much you can borrow against your home as a lump sum and what it costs each month.

What this page does not model

The rate stays fixed at what you enter, and the whole balance is treated as drawn on day one. The first mortgage is not included. The mortgage calculator prices that payment with taxes and insurance, and the mortgage calculators cover the rest of a home loan.

Assumptions

  • The rate is fixed for the whole loan; real HELOC rates usually move with an index.
  • The balance you enter is owed for the whole draw period, with no further draws and no principal paid.
  • The draw-period minimum is interest only. Some lenders set a minimum that includes principal, which lowers the jump.
  • Interest is one twelfth of the annual rate each month, rounded to the cent; many lenders charge interest daily.
  • There is no balloon payment, annual fee, rate cap or credit-line limit, and the first mortgage is not included.

Common questions

What happens to my HELOC payment when the draw period ends?

Principal comes due on top of the interest, so the payment rises. At the defaults, $50,000 at 8% with a 20-year repayment period, it goes from $333.33 to $418.22 a month, $84.89 more (25.5%). The CFPB booklet says a repayment period starts when the draw period ends, whatever you paid during it.

Why is the repayment payment so much higher?

Interest-only payments leave the principal untouched, so the whole balance is still owed when the draw period ends. All of it now has to be repaid within the repayment period, on top of the interest.

Does a longer repayment period make the jump smaller?

In these examples, yes: a longer period lowers the payment but adds interest. On $50,000 at 8%, a 10-year repayment period gives $606.64 a month, $273.31 more than the draw-period payment. A 30-year one gives $366.88, $33.55 more, but the interest in the repayment period is $82,079.92 instead of $50,372.97 over 20 years.

What if my HELOC rate goes up?

This calculator holds the rate fixed, so run it again at the higher rate. On $50,000 at 9.5%, the payments are $395.83 during the draw period and then $466.07, which is $70.24 more (17.7%). Both payments are higher than at 8%, yet the jump is smaller than the $84.89 (25.5%) at the defaults.

Can I pay down principal during the draw period?

It depends on the plan. The CFPB says some plans set a minimum that includes principal, while others allow interest-only payments. Check your agreement, then enter the balance you expect to owe when the draw period ends to see the repayment payment on that amount.

Will I owe a balloon payment at the end of the draw period?

Some plans do. The CFPB says that instead of a repayment schedule, you may have to pay the whole balance at once, and if you cannot, you could lose your home. Check your agreement. This page assumes a repayment period.
